Architectural Design
Architectural designing is at the root of what InnoVision offers our clients. At some level, this widely encompassing category of design will become an unavoidable necessity as it is the most essential element central to each and every project. For example, tasks can range from the production of preliminary design layouts during the early phases of design development, to finalizing more technical aspects at later phases, such as specifying wall or roof compositions and other technical detailing. Careful attention needs to be considered to ensure that the Ontario Building Code (OBC) requirements or any other applicable requirements have been sufficiently met. However, at all phases of your project, the architectural designer will also, simultaneously remain vigilant of the various aesthetic elements that must be continually nurtured throughout the project life cycle.
Designs completed within this category usually contemplates such projects such as new build residential or commercial buildings and smaller projects such as home alterations/additions and commercial fit outs, although due to the versatility of this service, architectural designing will commonly satisfy the majority of other project scopes.
Permitting
Although it is true many projects may not require submission of drawings for building permits, the reality is that the majority of projects will find this phase mandatory. If that is that case on your project, then InnoVision will plan from the onset to develop technical drawings that meet the requirements so that building permits can be successfully acquired.
Interior Design
The desire to achieve the highest quality user experience is a fundamental priority for InnoVision on every one of our projects. Interior design helps us to accomplish the most intensely detailed consideration of all elements to a design that, working in tandem with each other, contributes to the most sophisticated overall design proposal and thus, user experiences. Most similarly comparable to fabrication drawings, interior design drawings will consist of various levels of technical information crucial for the construction phases of your project. Structural Engineering
Structural designing often works hand and hand with the architectural design component on the majority of projects. Mechanical Engineering - Mechanical, Electrical, Plumbing (MEP)
If there is one thing essential to user comfort, heating, ventilation, and air conditioning (HVAC) undoubtedly plays a central role. As per OBC requirements, technical drawings often require heat gain/loss calculations and/or other specifications in order to acquire permits. InnoVision offers a comprehensive host of services to satisfy both residential and commercial city requirements. Mechanical engineering may also include such services as energy modelling, in floor heating design (hydronic heating), heat exchanger retrofit design, and tankless gas water heating retrofit consulting. Similarly, we offer a host of services to cover any electrical and plumbing design needs you may require during any phase of your project.
Project Management
The value of project management is often underrated or perhaps simply misunderstood as the role can often become quite diverse, and not easily defined in a few words, however, such an encompassing role helps to emphasize the great value many projects can receive from being professionally project managed. Project managers are involved with all facets of a project simultaneously, reviewing drawings, organizing documentation, mitigating potential logistical concerns, sourcing vendors, communicating with vendors, providing site reviews, and numerous other tasks that will inevitably relieve the client from exhaustive involvement, and or involvement in matters that can be more strategically executed by a professional that is accustomed to the climate of the industry. It is important to keep in mind that the project manager is not there to replace you but rather provide an extension to your own control.
Landscape Design

A well thought out landscape design can bring tremendous value not only to your own life but also to your property. Fabrication Design/Drawings
This category of design drawings is, perhaps, more specialized and not always necessary, however, InnoVision strongly advocates for the tremendous value that these drawings can provide on a project, especially for residential projects. For example, projects that include custom cabinetry fabrication for elements such as kitchens, bars, laundry rooms, built-in’s for living spaces or bedrooms etc. and also for projects with more sophisticated stone work, such in the case of projects that require waterjet fabrication. Having these drawings prepared prior to approaching a fabricator affords you vastly more control over the specifications and requirements you expect from the fabricator and even the level of quality of craftsmanship that is to be expected. Furthermore, during the fabrication design drawing development phase, it is often very rudimentary to notice elements of a design that could increase the costs of construction, affording you the ability to mitigate these additional expenses prior to receiving cost estimates.
Presentation Rendering
Rendering (digital visual representations of a design) is becoming increasingly popular within the design marketplace as it affords clientele the tremendous benefit of visualizing an abstract or very realistic representation of their design, often many stages prior to construction. InnoVision realizes the essential role rendering now plays in the market and, accordingly, we can provide our clients many styles of rendering from artistic to photo-realistic. We also provide formal presentation rendering packages for marketing commercial real-estate investment projects.
Geotechnical Consulting
In various circumstances, the specialized services provided by a geotechnical engineer can become a necessary requirement integral to your project. Most notably, having soil testing preformed prior to the structural design phase, may prove a pivotal first step before any intellectual design decisions can be made by our structural engineering team. InnoVision advocates that this procedure be preformed on projects that require underpinning, and/or projects where the structural integrity of the foundation has become compromised. Various levels of certification can be achieved depending on the degree of commitment that has been considered in order to qualify under the respective ranking tiers. LEED has been an instrumental organization that has helped foster a large demographic of global contributors to the “Sustainability” movement. LEED, uniquely, has helped to bridge a large visible gap between the implementation of often expensive sustainable technologies with respectable returns on investments. As a result, sustainable projects have now become a viable option for those seeking to consider profiting via perhaps more responsible initiative. Design-Build
InnoVision is not a Design-Build company as we do not participate in the construction of the projects we design with exception of providing project management services during construction, however, due to our principal’s background in residential construction, we are associated very closely with contractors, builders, laborer’s and material vendors and we would be happy to extend to you our network of trusted professionals.
Land Development
InnoVision provides support during the land development process so that your investment can become a profitable outcome. Our involvement during development can take many forms as we are able to provide a diverse range of services that will inevitably become necessary at different phases during the development process. Often our clientele consults with us early on for the purposes of having us formulate building design proposals. These preliminary proposals help to determine market interest, municipal approval feasibility, construction cost estimating, and to determine the potential for overall profitability.
